How we price a home — and why it isn’t an algorithm
Online estimates average a street. We price the house: its light, its layout and the sale three doors down that nobody else knows about.

Valuations

Start with the street, not the city
Every valuation we send starts with the last forty sales within a few hundred metres, adjusted for size, condition and floor. Citywide averages hide too much.
Then we visit. Two apartments with identical floor areas can differ by fifteen percent because one gets morning sun and the other faces a lightwell.
Why we don’t overprice to win the listing
An ambitious price wins instructions and loses sales. Homes that sit unsold for three months usually sell for less than if they had been priced honestly on day one.
What you receive
