01

Buying

From first viewing to keys, and everything in between.

Most of our buyers see five or six homes before they find the one. We pre-view everything ourselves, so the homes you see have already passed our own checklist.

No. When you buy through Tiren, our fee is paid by the seller. If you’d like us to search on your behalf for homes not yet on the market, we offer a buyer’s search service for a fixed fee agreed up front.

Yes. We keep a short list of independent professionals our clients have been happy with. We never take referral fees, so the recommendation is about the work, not a commission.

Around a third of our buyers do. We run live video viewings, help you get a tax number and bank account, and can collect the keys and meter readings for you on completion day.

Usually six to ten weeks. The main variables are the mortgage approval and the notary’s calendar. We give you a written timeline as soon as an offer is accepted.

02

Selling

Pricing, preparing and selling your home well.

A flat 1.5% of the final sale price, plus VAT. It covers photography, floor plans, staging advice, every viewing, negotiation and handover. There is nothing to pay unless your home sells.

We compare the last forty sales within walking distance, then visit in person to account for light, layout and condition. You get a written valuation within 48 hours with the comparables we used.

Rarely with new furniture. We usually rearrange what you already own, edit surfaces and plan viewings for the hour your home looks best. Read our journal note on staging for the details.

Our average from listing to accepted offer is 18 days. Family houses on Hillcrest and Parkside often sell faster; larger apartments in the Harbour Quarter can take four to six weeks.

Yes. For some homes we run a private sale, showing it only to buyers already registered with us. It’s slower to build interest but keeps things discreet.

03

Renting

For tenants and landlords letting through Tiren.

Proof of identity, proof of income for the last three months and a reference from a previous landlord. If you’ve just moved from abroad, we can accept an employer’s letter instead.

Usually two months’ rent, held in a protected deposit account and returned within 30 days of the end of the tenancy, minus any agreed deductions.

Most are twelve months, renewable. Some landlords accept shorter terms for relocating families — we mark those clearly on the listing.

Finding and referencing tenants, the contract, inventory, rent collection, repairs through vetted tradespeople and a twice-yearly inspection. The fee is 10% of the monthly rent plus VAT.
